These are the 2 highly efficient Daikin NVR commercial heat pumps. They provide plenty of heat and cooling to the home year round. The previous rear home photo has a brown screened area off the rear of the home and this is where the heat pumps are located. They are 5 ton and 3 ton systems. The 5 ton system is large enough to add in heating the large unfinished basemet area. The 3 ton system gaurantees cool summers with the attic mount and it’s ability to push cold air down from the top of the home. They are also protected from the weather for longevity.

The formal entrance is pictured to the right of the picture. Theres a formal curved access starcase that is shown at the left of the photo. The scffolding is still set up for the painters to get good access to complete their job. The celings in the Living room are a full 20 feet tall. Please note the smaller doorway in the picture is the owners office, located to the right of the entrance. The power panel is located in the office and can be covered with a wall hanging. It’s a 200 amp panel with additional spaces for extra electrical installations should that be necessary. It’s been designed as energy efficient with the NVR Daicon heating/cooling heat pump systems.

Here’s the picture of the dozen stacked windows located in the Living room.

Here’s an architectural feature that you can have fun with painting in many colors to your living space. The open area beneath this feature is to the dining room and the large shelf designed into the area just above the arch has running water supplied for keeping your hanging plants alive as they drape into the living room in from of the wall of glass for sunlite. This should end up being a dramatic addition to the living room.

We just moved to the Family room and patio access through the french doors. The lighting has been divided in 3 circuits of lighting. Gets pretty bright in there with all the lights on In the center far wall is the fireplace. 48 inch gas fireplace wired for a thermostat. It’s also set up for tv over the fireplace.

From a location sitting on the hearth of the fireplace you look back into the kitchen area. Set up with plenty of room for large island. The dining room access is center of the picture and just to the right is the large seperate eating space with a doorway to the deck, or air circulation.

This is the formal Dining room. Plenty of room for the those large Holiday dinners. The ceiling has been dropped to show an accent and has immediate access to the kitchen and Pantry. The large pass through off the Living room is pillared at left and right to add to it’s formality.

The mud room garage door access opens the homes Family Room and Living room and in addition the 1/2 bath. Access to lighting in the garage is just through the open door and to the immediate right. Garage door openers have light control in the center of each door opener.

This is the owner/office just off the main entrance to the home. It’s a great location to monitor traffic coming and going at home. The electrical panel is at the rear and easily covered by a wall hanging.

This one is my favorite picture. It’s the Living room, office and Dining room and columns all at once. All the homes angles and arches seem to meet here. The staircase and even upstairs landing area are visible. THE CEILINGS IN THE LIVING ROOM ARE A FULL 20 FEET. Imagine when painted what all the added colors will add to its beauty.

The Master bedroom is very large and as shown in the center, has a private large deck that looks to the rear yard. The door barely seen off the right of the picture is a very large Master walk-in closet. The attic access is in that closet. There is an auto light and ladder through the attc access. If you step under the attic access the light will turn on and light your trip up the ladder. Once through the ceiling you will note a light switch that lights the entire attic and a walkway for easy inspection. Please turn off the lights upon departure.

This is the Master bath. The toilet is through the doorway at center and the 4 foot black shower is pictured to the right. The bath has a double vanity and a soaking tub.

This a picture of the Master bedrooms private covered deck. When the trees fill out the privacy is good and fresh air is also nice in the warmer times.

This is the Guest Suite and is located to the front of the home. Like the rest of this floor enjoys 9 foot ceilings. It also has a walk-in closet and a 3/4 bath. The arched window, to the right is recessed for a built-in desk.

The Guest Suite attached bath is plumbed for a double vanity, closed off toilet area and a black 36 inch shower and a walk-in closet.

This the smaller of the 4 bedrooms and is located to the rear of the home. It also has a private covered deck looking over the rear yard. It again has a walk-in closet. This bedroom shares a continental bath that has a double vanity, pocketed toilet and a cast iron bathtub.

Another picture at a different angle for the smaller bedroom. The central door is access to the shared, continental bath. The doorway to the right is your house access door.

This is the 4th bedroom located at the top of the stairs. It shares the continental bath with the smaller of the bedrooms. It has a smaller closet with bypass doors. This room would double as a studio, or library. It has 2 lighting circuits and has loads of natural light through the many windows. It is accessed through double entry doors

The concrete floor in this garage is 6 inches thick and has fiberglass reinforcement. As you can see the Hyster forklift (which is very heavy) works well in this garage The ceilings in this 969 sq ft garage are 14 feet tall. The garage doos ar 2 @ 10 feet trall and 1 @ 12 feet tall. They are all 9 feet wide. The ceiling is 14 fett tal and you can stack cars in this garage. There is a natural gas stub out in the rear of the garage ceiling over the man door. The water heater is located in the garage in a recess so as not to take from the useage of the garage.

That is a 268 SeaRay boat on a trailer with the Bimini top in place. It was backed into the garage with no problem. The floor space is 33 feet deep. This garage can park 5 cars.
